House Rules

We aim to keep things relaxed and low-key, with as few rules as possible. The ones we do have are simply there to help everyone enjoy a quiet, comfortable stay.

1. We want everyone to have a great stay — but we take the safety and comfort of our guests, staff, and neighbours seriously. If you or anyone in your group seriously breaks the house rules, ignores reasonable instructions from our team, causes disruption or distress to others, or engages in illegal activity on the premises, we may end your stay immediately (without a refund), ask you to leave, and decline any future bookings.
2. To keep things pleasant for everyone, please leave shared areas as you found them. If you use anything in the communal kitchen, just wash it, dry it, and pop it back where it belongs. Feel free to take crockery or cutlery to your room — just give it a clean and return it when you're done. Cleaning products are provided to help keep surfaces tidy.
3. If you or anyone in your group causes damage to the property or its contents, we may charge you for the cost of repair or replacement. If we have to ask you to leave due to a breach of the house rules, you’ll also be responsible for any costs involved in that process.
4. Please keep noise to a minimum in communal areas between 11pm and 8am so everyone can enjoy a good night’s rest.
5. Smoking, including e-cigarettes and vaporisers, is not allowed anywhere indoors — it’s against the law and against our rules. Please use the designated outdoor smoking area. A £100 charge will apply if you smoke inside.
6. Tampering with fire alarms, detectors, or extinguishers is strictly prohibited unless there’s an actual fire. If any equipment is interfered with, we’ll pass on any costs needed to put things right.
7. For safety reasons, please don’t use any personal heaters, cookers, or heat-emitting appliances (like electric blankets or portable hobs). Only use the ones we’ve provided in your room or the shared kitchen.
8. For safety reasons, please don’t use candles, BBQs, fireworks, campfires, sky lanterns, or anything else that burns or explodes.
9. Commercial photography, filming, or drone use isn’t allowed without our written permission. Just get in touch if you'd like to discuss it in advance.
10. Discrimination of any kind won’t be tolerated. We expect all guests to treat our team, contractors, and fellow guests with respect — regardless of age, disability, gender identity, race, religion, belief, sex, or sexual orientation.
11. Sorry, we don’t allow dogs or other pets, except for recognised assistance animals. If you're bringing one, just let us know before you arrive.
12. We’re not responsible for any injury, loss, or damage to you or your belongings unless it’s caused by our own negligence.
13. If your stay is ended because of a breach of our house rules, any future bookings you’ve made will also be cancelled. Any payments made for those stays will be treated as cancellation charges and won’t be refunded.
